Offer money, to drive for dollars and look for deals, make phone calls, pour concrete, massages....something in exchange for being mentored 

I find that I have to spend time and effort formatting and massage my data for a successful import.

I have no incentive to make my property look prettier than the investor next door bc neither of us are competing for a higher price....because we can't charge one.As a Swedish socialist economist once said: "The fastest way to destroy a city is by bombing it, the second fastest way is implementing rent control"and as a communist Vietnamese economist once put it: "Where the American's failed to destroy the city of Hanoi, rent control succeeded" All that to say....If you are still living in California, please reach out to me and I'll help you move to Nashville.

I’m a Swedish citizen wanting to start my Real Estate investing company in the US (Florida to be specific).

@Ravi Ramphal, a good friend of mine is find of saying, "you can't swing a dead cat in this town (Austin) without hitting a Realtor or massage therapist," and he's not far off.

I then have to massage the data to import into a CRM.

It's tough to know as sometimes these deals take massaging into place.

@Nicholas Covington   it is labeled as mixed use in property report and currently has a massage therapy company and a clinical psychologist renting the building. 

Upstairs, the primary bedroom suite (notice we're not allowed to say "master suite" anymore) adds extras such as a massage room and private terrace.

It's supplied by a 2003 vintage NG boiler that I have learned to massage & tune.
