I think generally I'd advise newbies to put themselves in the shoes of the person they want to reply.

Rent growth turned negative, interest rates skyrocketed, cap rates rose (meaning values fell), and expenses increased (inflation hits everything, payroll goes up, insurance--you know that story) pretty much all at the same time (around 2Q2022).  

Unless you're on the beach, i'd avoid the flip flops and board shorts, but Also I think most people get defenisve or put off by suits when they are knocking on someones door, so Business Casual, collard shirt if that is something you'd wear or a Clean- Non Graphic T (unless you had your own made), clean cut dark denim jeans -- and some clean shoes. 

We have however learnt a lot over the past one year through bigger pockets and our own experience with this bubble gum on our shoes.

My struggle is the prospect of potentially giving up control, having the choices of team memebrs made by this company for example.Obviously, at the point where I see the potential members of the team to not be suitable anymore, I can definitely look for others, but i'm still finding it to be uncomfortable.What do you guys think of potentially partnering with this type of company, and what would you do if you were in my shoes?

We also put "Please take off your shoes" signs, along with a shoe rack, right inside the front door, to limit dirt traction.

Instead, I decided to take 15 minutes assuming I was in your shoes and looking for someone to manage a project in that location. 

Note that they were sub-1% during the COVID era, which is what allowed many delusional syndicators and funds to raise money for properties that were doomed to underperform.So ask yourself this as if you are in their shoes: you could invest in T-bills to get a guaranteed 4% return, then what is the premium I would require to invest in this person and their commensurate deal?
