Spread your eggs between multiple pockets rather than everything into one property that may or may not appreciate and cashflow as you forecasted.The only exception that rule would be in Austin, if you live there, or in Phoenix AZ just because the growth in the Phoenix metro is so strong and you can still cashflow there.

It usually means a company is underwater and trying to determine how many pennies/ nickels/dimes/quarters on the dollar they will be giving investors as if they gave full redemptions to everyone they would run out of money and most funds are pari passu.

They sold two appreciated duplexes in Dallas and we turned them into 8 units in Mesa, AZ with higher cash-flow, and much closer proximity to Southern California.I'll add to your Phoenix "pros" list:1) Landlord friendly rental rules2) Easy evictions in < 30 days3) Rents are rising faster (on a % basis) than many other metro areas4) Low property taxes (and the property taxes don't sky rocket after a purchase as they do in CA)5) Very low vacancy and extremely high tenant demand.

The fastest I've seen personally is a few days, with a reinsurance policy through Metro Title (they were on Glenwood Ave in Raleigh, but I think they moved.)
