As expenses fluctuate (property taxes, insurance, maintenance items, etc), the cash flow will be up and down and unreliable.

Having a GC that will provide good documentation, itemized receipts, etc. will make the process much easier I've noticed.

Start with the list criteria that will put you in front of likely sellers.

You can find a bunch of lists that mention top amenities such as hot tub, sauna, etc.

So whether it books on the hotel site or Airbnb, AirDNA will see it booked either way.The only potential discrepancy is if they're listing it for a very different rate on the hotel site than on the Airbnb site.
