I have a "kitty" of 100K that I set aside and will use apprx. 70-80kK for dp, etc. and leave 20-30k for cushion - not that I exepct to need it, but it just feels "right".

@Dan M.I don’t know if Swanny is prepared to tell you the whole truth about Cleveland.But I did find out not all that glitters in Ohio is gold.I sold my apartment buildings there and returned to Florida.I will definitely not be going back there.The cash flow everyone keeps telling you on BP is in Ohio RE is a smokescreen unless you have specific local knowledge and street smart team members.It’s worse if you fall in the trap of the wrong PMs.

Kitty corner to this duplex is a double lot that has 8 units (4 units per lot) that was done prior to as severe parking regulations (my family owns the unit right next to this 8-plex and directly actross from the duplex). 

Gave a kitty to her of 3 k to go check on the property from time to time to report progress and deduct from it each time.
