They're also not great at the day to day property management tasks - tenant screening, solid recordkeeping, inspections, etc. and most will never get great at it because the leaders of the enterprise are focused on the flipping.You did well on your purchases, although I'm not certain the return you've shown so far (around 25% net of what it would cost to liquidate) is a fair one given the considerable risk of evaluating these deals long distance, sending rehab money to people you've never met (in Detroit) and relying on photos that the work was done and done in a quality, lasting manner.
