The wall in the back of the first floor jutted out and needed to have the pipes moved so I could regain 6 inches.I know 6 inches doesn't seem like much but let me remind you the above ground square footage is 469 sq ft, every inch counts.I was impressed.

        Purchased this one for $89k with a $60k Rehab $249k ARV and as with most rehabs it's taking longer and costing more...Besides that due to Hurricane Harvey and an already tight sub-market I am happy to say it looks like our ARV may be inching up over the next month or so which is GRRRREAT!

Everyone i spoke to did not replace wire.just remember; all drywall 12 inches above flood line, cabinets, doors, flooring(tile should be fine), maybe the a/c equipment, window stools, baseboard, insulation, outlets (at least) and it took us 3 months with multiple fans and humidifiers running to get all the wood back to acceptable moisture content.
