.- The other two tenants really appreciate everything I have done and are willing to help out in whichever way they can (whether it is acting as a witness in court or preventing her from doing more harm).I understand that in Massachusetts I can do very little as a landlord against being abused this way, but if there is anything myself or my other tenants can do I'd love to know.

We have done very well investing in houses that have turned lots of other people off, but we have seen it as a diamond in the rough.I certainly wouldn't do that with all of our properties but diversify into slightly more risky wit more reward.

I may be biased because I do work for a GC however, I have witnessed countless times customers buying their own material and then it being incorrect which ultimately ends up costing more in the long run with schedule and material.

If you try to evict a paying tenant that violates a lease by claiming that he does not pay, you are mistating the truth and maybe held liable if the tenant has witnesses or deposits into the court account a predated money order for instance.
