I had a failed dishwasher hose this week and it is going to cost over $1,000 to rip out the now damaged laminate and replace with luxury vinyl plank flooring.

In this specific case, I don't have the luxury of switching lenders (long story) so I'm trying to help educate them.

Like every business, there's a luxury segment, and a discount, $1 store version.  

This would be similar to the fractional ownership plans being offered in ski resorts out west, except I would offer 1/4 shares in single family homes without all the luxury amenities.

My primary interest is to start a luxury residential rehabilitation business.

If we had too much inventory or other factors that showed that things will soften in the soon future I'd say wait, but nothing indicates that will happen and rental occupancy is at 99% currently with only luxury being built so it is and appears to remain a landlord's market in my opinion. 

If a 3/2 apartment nearby (not a luxury apartment) is renting for $800 per month, then you know you can resell your 3/2 1980 and newer mobile home for $800 per month including lot rent and insurance fees.

My goal is to build a portfolio that will guarantee a healthy and luxurious retirement, along with funding a few vacations for the wife and I.
