Fractional Ownership at the New Jersey Shore

For over a year I have developing a business model and plan for acquiring property at the New Jersey shore beach communities to be sold on a fracitonal ownership basis. This would be similar to the fractional ownership plans being offered in ski resorts out west, except I would offer 1/4 shares in single family homes without all the luxury amenities. The buyer essentially gets the deeded interest in the home and 12-13 weeks a year to use (or rent out) the house under a TIC Agreement that I develop.

Recent property values in this area (specifically the communities of Avalon, Sea Isle City, Ocean City, NJ) priced the average consumer out of ownership options years ago. I'm working the numbers and analyzing the demand for this type of product at the $3-500k price points. Mortgage financing has become available to buyers this year.
