Are you on social media?

Have a decent website/social media to show your work, promote yourself well and build your brand, and answer your phone/make yourself available and you should be picking up work in a short amount of time.

I have not really found an "easy" way to do this on a mass scale, but social media specifically Linked in has served me well for finding the officers or owners of those LLC's sometimes. 

Video is where it is at when it comes to selling single family homes as you can promote video well on social media.

Since I don't have any experience to offer since I'm just starting out,  I do have time, energy, and I'm more than willing to help solve problems and add value for other businesses (by either improving one's social media and marketing presence to networking at other REIA's on their behalf) Would love the opportunity to connect, learn, humble myself, and get started.

I just had a friend that got his brokers license while working full time, raising kids and having a busy social life.

We are retired and have not started taking social security or IRA distributions.

My key areas of rejections are: any past eviction in last 7 years, past due car payments, judgements/bankruptcies , utilities in collections, address/social security mismatches(I've caught a lot of scammers this way), fake landlord references(usually caught through simple county searches).

This issue thought me big two things, one never inherit tenants and two even if you do not have the social security of the tenants you can report delinquent to the credit business bureau, I use Sperlonga Data & Analytics if you are interested.

There are a ton of travel nurse pages on FB and other social media sites which makes it easy to post properties and get quality tenants seeking the typical 90 day rental contract.
