Experienced investor, as a refresher to my personal development, what are your motives to act on whatever it is that you do?

My wife is Japanese and has never lived in the US (so no SSN and no work history).

@Doran SummersThey asked for a ton of documentation up front, and then we only had to refresh a few documents for later refinances.  

You've got a great attitude, and it's refreshing, since a lot of people show up with nothing, asking for everything.However, there are a lot of people who will pass themselves off as experts and want to use what you bring to the table.  

It's refreshing to know that there are people like you on BP willing to share your journey and inspire fellow investors with the same goals without the "guru" ego or mentality.

I am thinking of doing a refresher course in Quickbooks so I can manage my accounting on my own.

Question, I’m purchasing a four family and there’s a decent amount of required repairs 60-80k worth but I also want to do a nice refresh on each of the units, including mine which I want to do some nicer upgrades on.
