You want to consider both units of measurement when determining the durability and longevity of vinyl flooring.The better your wear layer the greater longevity of the product (which means less time down for repair or replacement).

You got to turn a lot of knobs in construction to find production and professionalism and it can be very challenging.

Closed off spaces were just as @Bruce Woodruff said, a relic of times when you either had servants that worked in industrial spaces and methods that were a lot more crude than today, or when people were poor and could only afford to decorate out a single room as a "proper" place to entertain guests.

Instead, they miss the cloth or aluminum wiring and poor circuit allocation and instead show you with their fancy plug that "polarity is reversed"; or the always arbitrary "the roof likely only has 5 more years left max" because they see a 3-tab shingle from the ground and completely miss hail/wind damage on a newer architectural shingle citing its "lifetime warranty".

FWIW  electrical work is typically the most unpermitted poorly executed work. 

I buy materials from specific distributors, good product, warranty, net billing etc.I think using a reputable general contractor is best for most people, volume of flips is generally the focus (plus margins) Christian's comment said it best.

I use a product called Baselane, which combines rent collection with banking and accounting. 

Outside of getting a partner to help, I really don't have any creative solutions for you that won't leave you in the poor house at the end of the day. 

These are much needed products with more active management and the revenue shows. 

What there real true product is, that they are selling is HOPE.
