It would be similar to having a "no pet" clause in your lease, providing the tenant agrees, it is fine but as soon as they bring in a pet the "no pet" clause is voided.

It never wears out, it is destroyed with candle wax; with cigarette burns (or worse); with paint; by spills that are never cleaned up; by pets that urinate in the house; etc.
