That makes a difference on how the LLC acquired the property, if it was a sale with a mortgage made, a sub-2, a loan obtained by the LLC after it was acquired, or who is on that small loan.It could be that this will be underwritten as a refi and closed as a purchase or all as a purchase, depending on title and your quit claim could be a problem depending on that existing financing.Changing titleto a property with an existing loan should be done with a Special Warranty Deed excepting out the existing financing.

Not technically, but we almost always offer the listing agent part or all of our commission if we get the deal (sometimes they'll take it, sometimes they refuse per their broker's policy).Our goal is to make as little work as possible for the listing agent.

In Georgia we are one of the few states that uses a closing attorney instead of a title person or notary,escrow agent,etc.The closing attorney still uses a title company for the search and writing the policy bu tit's the attorney at the closing table going over all the docs.We can still do remote closings where the people do not have to be present.M/H/S has been a partner with Michelle at Solid Source for a long time.I remember the little speeches they gave back in the day.They are very large now and they do a good job.J does MHS just offer that one contract free or all contracts??
