has anyone rehabbed and flipped a house from out of state? I.E. You live in Ca but the home is in Tx?

What was your experience?
What costs did you incur?
Did you trust your contractor?

I have and am actively flipping out of state currently. More important than anything else is your team. You need to have people you can place a great deal of trust in to be both your eyes and ears as well as acting as checks and balances on each other.

If you are going to try this, you should not rely on any one team member too much. Like any business, you will find yourself replacing member for various reasons so the last thing you want is to be stuck with an unfinished property 1000 miles away and no back up plan in place if someone can't do the job.
