In Tampa we have two rather distinct submarkets, basically urban and beach.

This is a key distinction that many new real estate investors do not fully understand.

A friend of mine attests that it the distinction doesn't have much affect on the land value, but I'm curious if that's just in his specific market.

Acquire knowledge of the distinct neighborhood atmosphere, community facilities, and other specific details that play a crucial role in setting the ideal rent for a property.

And one I distinctly remember to this day was a lady who said she paid the man in the Green truck  LOL. 

One important distinction I determined was between the investment in the funds vs the investment in the property.

Evidently Bigger Pockets has given me the distinction of being one of the top recent BRRRR contributors which I find ironic as I am generally posting about flawed logic many BRRRR investors use in vetting investment opportunities.
