There’s likely a carrier that’s most aggressive in the city where your 4 unit is located and comparing your premium to that of similar properties  nearby will be the most accurate assessment and point you in the direction of the most aggressive carrier.

If they indicate they will leave a positive review, the survey will direct them to the proper OTA to leave that positive review.If they indicate they will leave less than a 5-star review, trigger an email to the host/assistant for immediate follow-up.

I will be moving into the 5 bed 3 bath because the tenant has been there half as long as the upstairs tenant (therefore that is the unit I am legally directed to move into vs the more tenured upstairs tenant).I do not need the space of a 5 bed 3 bath apartment so am planning on renovating the entire space and turning it into x2 2 bed 2 bath apartments while I am living there.

Only advice I can suggest is to continue to market future and guests to other channels such as a direct booking site, or the other housing platforms.In the beginnning, Airbnb and VRBO were just about the only place we got bookings, but now we get some from direct, booking.com, and a couple of other sites.Hope that helps.Mike
