This property was previously under contract by a house hacker.Unfortunately, his financing fell through.But fortunately for me, I now have full appraisal and inspection reports from his due diligence.The interior has been renovated already (not great, but serviceable because the house is over 100 years old), but the exterior needs about $30,000, to include a new roof, exterior shingle repair, deck repair, separate garage work, brick work, and chimney repair.

I looked at one recently that was wood shingle siding upstairs, half rotten with peeling paint & 5 different types of floors downstairs, including painted plywood, and the floors weren't level enough to have any reasonable hope of re-covering with out substantial cost & work leveling the whole thing out, the joys of old houses on sandy soil.Good Luck

Here's some stats: 2000 square feet, 3 bedrooms, 2 bathrooms, 2 car garage, roof is aslphalt, exterior is cedar shingles.

There were a few items that were identified.Live knob and tube wiring throughout (Google says ~$15K+ problem)Insurance concern (higher premium)Fire risk (Attic has fiberglass insulation over K&TExpensive to removeWarping of roof shingles due to lack of proper ventilation in attic (Google says ~$5-10K problem)Need to replace / repair roofNeed to address ventilation issue1 furnaces and 1 hot water heater are at the end of life (Google says under $5K problem)Known prior to inspection, so I'm comfortable with this.My intent is to work on getting quotes from professionals for addressing these issues and to go back to the seller in regards to the K&T and the roof.
