Some more background: I grew up in Western New York (Niagara Falls, Buffalo).

Before school, I served 5 years in the United State Marine Corps as a Light Armored Vehicle Crewman with two deployments to Afghanistan.I don't have any formal background in real estate, though I have always had a love for architecture.

Over these years, we have received huge profit margins on investments in SFR and multi-unit properties, by utilizing my general contracting background and our ever-evolving understanding of the California real estate market.

Also, is it the first person who submits an application and passes the background/credit check who I move forward with as the tenant to fill the unit?

Typically they only want long term tenants, 7 months and longer, they may want a background check to make sure they weren't drug dealers in the past. 

What you learned about tenant in their background check or due diligence is for your knowledge and decision making.

It's not uncommon for the first 2-3 years for a business (and for most newbies, REI is a business, not passive investing) to show little to noprofit.I'll share my background and maybe that'll be encouraging.  

I'm wondering if anyone has any preferred sites they use for credit checks and background checks?
