To "harden" my rentals every time a tenant moves out I send in a team of HVAC, Plumbers, Electricians, Painters, and appliance repair workers to bring the unit to as good as it can be.

My wife is willing to help with being there for the daily rehab guidance and she's a great painter.  

@Dustin DuFault  I'm going to advise against EVER allowing tenants to paint unless they are painters by trade.

And with the market being as competitive as it is where I'm located, it's becoming quite more difficult now.I've always been the entrepreneurial type; I've ran a painting franchise (College Pro Painters), my own smaller remodeling business, a lawn mowing franchise, student rentals, etc. etc.

I am currently employed as a Residential and Commercial Painter.

I must note why I much prefer the Superpaint to the HGTV home - because when I removed my painter's tape off the wall while I was doing baseboard work (I bought the kind that has little stick so it wouldn't remove paint) the HGTV paint (Quail Ridge) did come off with the tape in some areas and none of the Merino had that problem. 

Make sure your painter doesn't quote a higher one and buy the cheaper stuff or water it down.
