Hey @Carol Otis we are up in Windsor close to Fort Collins, it does snow a lot we had 5 inches a few days ago but it's usually gone then next day lol.

Both closed-cell spray foam (~R6 per inch)  and dense packed cellulose/mineral wool (~R4 per inch) have their place.In brick buildings (where it is safe to insulate the structural brick walls) and older buildings where we either have enough wall cavity to achieve our desired insulation value; are gutting the interior and have the option to deepen the wall cavities; or are restricted from altering the exterior of the building (i.e. heritage), I prefer to used closed-cell foam as it provides both your insulation and air sealing in a single step.

If the new beam is a LVL beam, it is as strong as or stronger even at 6 inches height than two 2x8s sandwiched together, but I would still get a structural engineer's opinion it.

The removal of storm damaged materials does not require a permit.Structures that received over 18 inches of water inside, however, will be required to obtain a permit before repairs can be made.

We continue to find spiders and ants crawling throughout random areas of the house (probably because all the baseboards and door casing are 1/4 inch from being tight, and the fake wood floor that was put in was done in such a way that I can see dirt underneath certain spots where it is short from the wall/cabinets), but I try to deal with the spiders and ants on my own by just spraying some bug killer purchased at Target - I don't want to be that needy tenant.About a month into our lease, I am giving the apartment a deep clean, and I end up finding two dead roaches.

I work for the fed. gov. and Karen is a stay at home mother/full time looking for investments.Our end of the year goals are the following: 1) finding a house hack in Sierra Vista (which has proved difficult with sellers in the area wanting waaayyyy to much for their properties and not budging an inch), 2) doing a BRRRR on Karen's grandma's 3:1 property in Omaha, NE (very excited about this since its a fixer upper in a neighborhood with similar rentals going for around 1.2K, and finally 3) buying an additional property, single or multi, in an area that is not Sierra Vista, so a long distance buy.
