I would get a plumber and roofer in and see what you’re talking about money wise.

You would be wise to schedule your vacancies when the weather and the tenant pool are both desirable.  

I would have gotten the highest paying job and worked as many hours as possible to get good credit/job incomeThis allows you to purchase property on your own means and man, I wish I would have been wise and done that as soon as possible.I would have then focused on buying a property near a school, rent out all the rooms to local graduates, or buy a duplex/triplex.2.

at that price point owner occ resales are far and few between... those that can afford to buy homes wont buy that cheap of home since the area will be renter dominated and schools not that good.other wise any small little mid west town of 30k or under will have this. 

LA is a tough market to get started, so wise of you to look out of state.
