This is why I invest in smaller markets that don't have to worry about these massive players. 

I am not a conspiracy theorist, but I do think the government does not want real personal finance to be taught in schools because they essentially can put a 18 year old into massive debt sometimes student loan debt that they might be unable to ever payoff given their career/school selections. 

This is a massive value add, so make a plan and stick to it.

That creates massive liablity for both you and the PM.

You'll likely be severely taken advantage of in more ways than I can think of and if this is a financed project.... your lender certainly would have massive concerns with all of this.

@Meghan McCallum  I am going to sell all my properties in July so I avoid the massive August melt down your predicting  :)  unfortunalty I will be about knee deep in 40 new builds.. so hopefully I can just barely scrape by.
