On the flip side, the blessing can quickly turn into a curse with the type of weather we experienced last night in Eastern Iowa.  

The greater downtown area (Downtown, Midtown, New Center, Corktown, Woodbridge, Eastern Market, Lafayette Park, Rivertown - see report here) leads the pack, although there are other great neighborhoods distributed throughout the city.Also, most properties in Detroit are better for buy & holds than for flipping.
