I will still do sales volume then just not as robust over the next 5 year cycle is my prediction.

Salesforce can be very robust and we hired an outside company to customize it for us which was relatively inexpensive.

PPC and other expensive ways of sourcing leads is usually Phase II or III of a business plan, once someone has a robust pipeline of deals via cold calling and/or SMS. 

Luckily that's when I bought my own house, and I wish I had the money at the time to buy more.Now that I do have the money, I'm worried I won't be able to build a portfolio here. 1 place, sure, but not a robust, more risk-stable portfolio.

Their tenant screening process is very robust as well.

It is robust which is good because I use some custom features that are not part of the default automations that come with the systems. 

As you said their need are different from ours so their systems are the little bit more robust. 

The deal still cash flows like crazy, though.I really like Appfolio, because it is more robust.

I could probably put move in date, security, rent, pet fees, # times late, things like that in defined fields and create a REALLY robust report, no?

But for something more robust I don't see it being very useful.
