What if the tenant is in violation of the lease and you need to evict, you may have a real issue when it comes time to evict.Keep it clean and don’t let that carrot/hook cloud your vision when it comes to collecting all the rent up front.

Since I  only have these 2 units for now I was thinking of using one of the free websites (Cozy, Tenant cloud, etc...).

Cozy and Tenant Cloud are good

I think it's fine as long as those lien issues arent killing your numbers and there are no weird clouds on the title that may be a challenge to clear up. 

If you see some Eminent clouds on the horizon like a job lay off, then its ok to temporarily stop snowballing and keep building up your emergency funds.

I want to know if our dream is far from reality with our heads in the clouds or if this is something that we could actually do. 

Using budgets vs. actual with auto generated reports on a weekly basis and also using the phone app to log receipts into "the cloud" for the online version are just a couple examples. 

I use a cloud based calculator/spreadsheet that was developed by a BP member.  

That's clouding my thinking a little.

I use Tenant Cloud for my rentals also and so far I really like it.
