I have found that almost all of the books contain some valuable information, the tough part is determining what is viable and what is "smoke and mirrors".The one book I have found most informative, correct, realistic, and instructional is: "The Pre-Foreclosure Property Investors Kit" by Thomas J.

Afterall, that's exactly what brought them running here in the mid-2000's.I'm not saying that you can anywhere in Stockton and sit on the property 6 months and sell it for a massive profit...I'm saying that if you pay attention to trends, especially when they already mirror what happened just a decade ago when housing prices went up in the Bay Area and Stockton was the last affordable place to move to, and you buy in the RIGHT area and wait for the growth to happen over the next 3-5 years, it's a solid investment decision.

Network, talk to people in the industry, get a job that gives you some inside perspective (like escrow agent assistant at a title company), find a mentor doing deals in a manner you feel is ethical and allows you to look at yourself in the mirror with pride.
