You can usually run a few lamps, alarm clocks, phone chargers, etc no problem, but if the tenant wants to (say) use a hair dryer in the bedroom, they might end up popping a breaker.If you have to run a new circuit just for the window unit(s), consider putting a single outlet next to each unit, instead of the common duplex outlet.

Can other Investors/Landlords in the Memphis,TN area, recommend any particular Zip Codes / Neighborhoods, of which Rents usually go for  $1,100  -  $1,300  as the Average  ( Assuming Purchase Price of these homes are around  $100,000 -  $130,000  )I am Looking at buying my Primary Residence in Memphis,TN  , and I want to make sure that I buy in an area that I will be able to charge rents in the  $1,100 - $1,300  a month range )I'm thinking ..... 38117, 38111, 38122  ZipCode areas ?

I have a ca. 1908 multi-family in Portland area and it has averaged about $1600/yr in general maintenance/ repair (includes replacing a number of windows, trim repair, smoke alarm replacements, batteries, bulbs, paint...etc.) + $45/mo.

And to do it right, you really need to install battery backup as well or you only make money/power while the sun shines.

It does require batteries though (it says they last a year), so they would need to be replaced periodically.
