I'm a local business owner here and always have been interested in commercial real estate (shopping/strip center or individual shops) I'm in the automotive industry so my ultimate goal would be to buy and rent warehouses/auto shops. 

If you want to make more money in the future, you will have to step up to higher price points or absolutely steal a deal (not going to happen if u shop on the MLS.

Closing costs do seem quite high - shop around for a lender.

you need to shop around more for insurance if you are getting those kinds of quotes.

But I'm sure you can cut expenses (cut cable and go to streaming service, cancel gym and invest in a set of free weights/go on more hikes, minimize dining out, stop buying expensive coffees, etc).
