I would like to have a second opinion on the roof by a licensed roofer, but don't really know where to start.

You will need to call a commercial roofer and get him to estimate it for you. 

I was initially still in the mindset that Detroit might be a little too high risk, but it actually seems the economy there is on the mend, and I think this new revenue stream will certainly help boost it even further.
