I have spoken to a RE attorney 10 miles away in "town" and he advised that I send a Termination Notice be first and the owners have to cure their May late payment within 30 days of the served notice (or move out).  

Either you use a mileage allowance of 67 cents per mile or you use a more complex method called actual expenses.

I haven't payed anything upfront so it is not a money issue, more the fact that there are half done jobs left behind and another gc for sure will quote me more to pick those back up.

We had an 8 figure LOC to buy distressed assets and sub 2  half of it completely unsecured so check book.

Also don't thing that half A$$ LLC you created will protect you personally from something like this.

There are a few exceptions, like those well known/accepted areas like Beverly Hills or Palos Verdes Estates or those areas where every house within a 2 mile radius sells for over $5M.
