I would highly recommend the Waltham Black Diamond events on the 4th Tuesday of every month.

While from time to time, you can find a diamond in the rough, generally speaking, there is not an innate arbitrage built in to most notes without some input of value add.

Then I looked at the "Diamond Coaching" subscription....$10,000 and my heart stopped.

So, it seems like there could be a good deal here, a diamond in the rough if the HELOC is really the priority by some clerical error in the past I would spend the $100 dollars get a full title report on this and get the bottom.
