To meet code you will probably be running new wiring to the stove, dishwasher, microwave, refrigerator, garbage disposal, lights and outlets in the kitchen and to the clothes washer and dryer and water heater.

I am hoping she can at least retrieve her clothing ect.

If you rebuild it with treated 6x6s or railroad ties, you can probably still get 20-40 years out of it with proper drainage and some landscaping cloth against the wood.

Hair cut, karate school, gym, restaurant, doctors office, dry cleaners ( the new green kind ) so no EPA issues down the line.These are places where the customers have to go there and spend money to do business.I am not interested in clothing stores, hobby shops, gaming centers, etc. where the tenant could be a zero or a hero.NOW if the clothing store tenant has very high net worth and liquidity with a personal guarantee then the store can lose money and they still pay the rent.

That way no need for drop cloths and 1 less line to cut.

Another thing we do for ranches is add a cedar lined very well sealed walk in closet in the basement for the seasonal clothing storage.Another trick we do (ranches) is add a large walk in closet as an abutment to the master b/room if architecturally feasible.

Realize the tenant plays huge role in this as well by cleaning and heating their clothing and bedding but not sure how else to proceed?
