Hello Investors, Does anyone have a good source for a company or person to hire that can help manage incoming leads, such as checking for motivation, scheduling appointments and things of this nature, 1 first point of contact after a lead comes in from direct mail, website, or cold calling company who has generated a lead?

I'm a father of three beautiful kids and would like to spend more time with them which is my main motivation to invest in real estate. 

Thank you for the advice, I will defiantly check that app out...I was just doing my research and was considering a place that I can find motivated sellers who would be willing to owner finance or would help me earn enough income from selling off the good leads that I could eventually pay cash; but after seeing this crime data, I am sorry but I am not going to be considering buying rentals in that area. 

Top dollar is not their motivating factor but they do know the lot is worth substantially more if it's zoned commercial and I'm hoping they will work with me on the contract.

One mistake I made due to having enough money to spare when first starting: My chosen marketing method for getting motivated seller leads was direct mail, and I spent a small fortune on that without really tracking and evaluating the marketing ROI, tweaking accordingly, and trying a different version.

It's been a little challenging to find a good realtor who is experienced and knowledgeable while also reliable and motivated enough to return calls/emails personally and consistently, and actively look for properties within my criteria, and go on viewings for or with me instead of passing me on to a "team member".

Seller is very motivated to do seller financing since he is retiring.
