You are correct that since you are not occupying both sides that one side(50% if both units are identical) would be subject to capital gains on any profit made.

My biggest concern is that it might be an identity theft scam, since this kind of deal mightrequire a lot more personal information that I'd normally be interested in providing (though hopefully through the LLC, I don't need to provide things like my personal SSN, since there's no credit checks and background checks happening).Interested in any thought on this.

However, the owner of the “condo” (basically a 4br-4br individual home inside a neighborhood with about 100 identical homes) sent an email saying she is planning on putting the condo on the market.

It’s 1,396 sq ft ranch with a full basement nearly identical to the main floor.

Both units have identical floor plans.

An uneven is just differing bedrooms, one larger unit, instead of identical units.
