This seems like a complete slam dunk. It almost feels too good to be true. If you are getting the ARV, rehab budget, or rent estimates from the seller I would cross reference them.

Your interest rate on the refi is a point or two low, but if you can BRRRR your way to 300k in equity, the point or two of interest doesn't really make a difference.
