I've started researching the subject (mostly on BiggerPockets :-) ) and my first reaction was to turn to a TurnKey provider since there's no way for a non-money oriented mind like mine to learn this tricky business myself.

What's your tenants reaction when they receive the bills for the repair?  

If your first reaction to a real estate brokerage reaching out to you after you passed your test is...where it the law that says they can't do this, I'm not sure this is the best start to your career.A brokerage that reaches out to you like this is just trying to set an appointment to see if you could be the right fit, many will not.

If it doesn't, then if something goes wrong with one investment (or your JOB which you might theoretically be using to subsidize your negative cash flow property) then it could cause a chain reaction and you could lose everything.
