Don't let fear control your actions. 

I fear you will start to see under-financed PM's dipping into the Trust accounts to keep their heads above water and many just closing the doors.

However...now more than ever, I'm reminded of the quote, “Be Fearful When Others Are Greedy and Greedy When Others Are Fearful”. 

It would cash flow but we ultimately decided not to purchase this deal for fear of not being able to rent it with the "renter pool" being laid off and not having the stable income we'd want in a renter.  

Even if travel restrictions are removed, the fear will remain. 

If your income has taken a hit as a result of the COVID-19 outbreak, or you fear it's about to, the good news is that you may be able to get some relief from your mortgage, credit cards, regular bills, utilities, car loan and more.

With fear comes oppertunity and i firmly believe that success comes from the hardest times.

Every time they bragged about low entry costs, no debt, and no fear of property values falling I asked their plan if suddenly STR became illegal in their area.

This has to do more with fear of not knowing when their next paycheck will come from and less vetting or C/D properties. 

Everyone is scared right now and it could be fear based and bad advice based on some friends watching news report etc. but you either have to laugh that off with “you have to be kidding” if there is a small chance she is sane and workable or and this is much better DONT RENT TO HER.
