The other issue was I was leaving to go out of town that day and did not want to risk the chance of them coming and removing the work and leaving my property exposed to the elements as I was not planning on going back for a month or so.

We didn't use any of it in our house and none of the 5 bathrooms have suffered any ill effects after 18 years.The highly regarded sheetrock guy we used said it doesn't matter if you use regular or greenboard, it will go bad if exposed to water.

Such as, subflooring can not be exposed and no chipped or peeling paint on the exterior.

Which I would assume exposes us to any counter claims/defenses she had based on how he was as a landlord prior to us owning.

That's an ideal start for most beginners but based on my experience these opportunities don't expose themselves, I've seen that it comes from syndicators looking for passive investors/more followers.

Exposing it to the market fully (as a good broker will do) will always always net you the highest price.  

Short sales have to be listed on MLS and exposed to the market.

I agree with @Michael Baum why allow your hard eared assets to be exposed?
