Investing out of state is very enticing since it is way cheaper to find a fourplex for half the price I would find here in California.I don't plan on using all my money on one property.

Back in the day (Not long ago) we lenders used to open our bids at foreclosure auction day just a bit lower than the fair market value, to entice 3rd party bidders.

I've considered wholesaling because I was enticed by the idea of making "quick cash," but as I did some quick reading on it, it does require ALOT of time bird dogging, marketing, and a legal process where I may or may not need a real estate license for (which I don't want to get).

If no one else is and your not getting any luck then maybe it is price of the rental or possibly something wrong with the product.Normally if you are not getting any calls then I would suggest either it is not priced right or the marketing message needs to be tweaked to be made a little more enticing...
