DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

That said, we require 1-2 months of rent in our market (Indy) and it's based on their qualifications.

Based on your timeline I assume this not a heavy renovation but that's just a guess and your timeline could be wishful thinking...

I had a recent applicant who hadn't been on a lease in a few years and said she just was staying with friends who had leases and helping them pay rent (I did explain that as I could not verify any payments or housing history based on not being on a lease).
