Percentage Lease Terms for Wedding Event Venue Operator

For investors who own or have owned wedding or event venues, what are the typical lease terms you've leveraged? For those who have done a base rent + percentage of wedding event operator revenue, what percentage did you use and how did you determine it? This question is for the scenario of an owner of a property renting it to a wedding and event business that operates the venue, not a lease agreement for an individiual couple getting married.

Thank you!
