Get a BPO done w/ the 30 day as-is value and "marketable" value w/ expense estimates (like trash out, etc).

Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.

It'll do the same thing and more here in the present day as well

@Nate Higgins, I am interested in getting into development some day as well.  

This way it doesn't fall on the same day as other local events.

I am not looking for quick cash, I am looking for long-term investments that will give me and my wife (and perhaps children one day) a very comfortable and relaxed future.

I've been on both ends, and any homeowner that has attempted to sell via FSBO knows the headache of managing random calls through the day as well as vetting potential buyers (but hey, you save on commission fees). 

The other day A 20yr college kid looked at a rental I had and immediately said he wanted to reserve it to move in on the first of the month.

Try not to schedule plumber in a bathroom same day as electrician.

Long story short, I work a LOT for free and continue to do that to this day, as I actually love the industry and what I do.
