Spend that money wherever you want.My guess is that the respective values of the land and house are such that you won't end up maximizing the tax free portion unless you've got an accountant with a sharp pencil. 

Dress smart for the meeting, act sharp and build trust. 

I also think we've seen a sharp uptick in the number of cash buyers (often investors from away hoping to "park" their money in what they estimate to be a reasonable bet, appreciation-wise).

@Alexander Hadiwijaya actually Japan is suffering from a rapidly aging society and declining birth rate for a sharp decrease in population.

Demand is in recovery mode and the sharp increase indicates that it is “V-Shaped.”

This guy was sharp and knew tax law and real estate contract law that most lawyers don't use.

They more than likely are getting less (or no) cashflow because sharp increase in property taxes are eating into their margins.
