Plants don't like bleach, and wetting them with plain water first protects them.To keep the algae from coming back, insert 6-inch-wide strips of zinc or copper under the row of shingling closest to the roof peak, leaving an inch or two of the lower edge exposed to the weather.

You may want to consider hang tags or those plastic bags that you can hang on a door knob to put your flyer in.If you are mailing, then post cards will be cheaper to mail than flyers.Also, some of the local ad-style newspapers offer inserts that they will deliver with their paper.

Lastly, the reason it seems so easy when you list it the way you have is because you aren't really trying to insert any value: you plan to hire out the rehab, leverage 100% of funds throughout, have someone else find the deal, the tenants, and you're hiring out property management.
