How much money should we keep in savings for emergencies (I was thinking 7-10k minimum)I know the current rent on the unit occupied is $1200/month (2 bed 1 bath)I don't know what the sqft is of each unit but the total of both units combined is 1,682 sqftRight now I know the property doesn't have laundry in the units (we would be adding that to each unit)We also would want to add wall unit AC/Heating (save on monthly expenses as oil is expensive)I don't think there are separate meters for utilities (I assume utilities are included in rent?)

Only issue is if you want to sell while construction is going on it might deter a lot of buyers (and renters)The duplex I sold IF I had decided to keep it I probably would have looked at converting it back to a triplex (its configuration probably from about WW2 through early 2000's) - I would have needed to basically replace a couple walls, modernize the heating system, add a third and maybe 4th common electric meter, and find somewhere (probably a shed) for a common W/D and locate a 3rd/4th water heater.

It has its own separate heat & airconditioners with separate controls for each floor, but the utilities are all one electric, one gas and one water bill.

It seems like many smart locks have too many bells and whistles for this application.Because the basement currently can be accessed by anyone -- I don't want to make any assumptions about who has left things hidden in my basement ceiling or who may or may not be trying to smoke in a basement with natural gas heating fixtures.
