In fact, I think I can make the case that a pocket listing benefits only the Realtor / Realtor's agency at the expense of the seller, which seems to be an obvious dereliction of fiduciary duties and therefore an ethical breach.

Some lenders including agency lenders will require the property to be placed in a separate LLC so no other assets or entities or personal legal issues can affect the asset.

I’m open to suggestions of specific agencies or out-of-the-box suggestions to get started.

The asset must be underwritten to agency standards but there are levers that can be pulled to lower expenses and boost NOI to stretch proceeds.

There is no government agency putting Cap Rates on multifamily buildings in any given market.

They will report you to the credit agencies and slap you with late fees nonetheless.I hope you have a late fee stipulated in your lease.
