Have you follow-up with open house visitors?  

On the west coast I've noticed that we attract a LOT of foreign visitors in the summer (being 45 minutes from Yosemite National Park) and Airbnb is very popular in Europe and Asia, so that helps us keep booked solidly.

Maybe try finding real estate investment clubs you can visit or meet with during one of your monthly visits. 

January was our best month on BiggerPockets and we ended up just shy of a monster milestone: 500,000 unique visitors for the month.That's right -- we ended up just a few thousand unique visitors short of a half-million unique visitors on BiggerPockets in January.Our total visits, visitors and pageviews were all up between 24% and 28% over our next best month.

GALVESTON - Galveston has set a record for the number of tourists visiting the island for the fourth consecutive year, rising to 6.4 million in 2015 and even much more in 2016 with help from a surge in cruise passengers, according to a recent study for the Galveston Tourism and Visitors Bureau.
