(and you yourself wouldn't have to do that much work - just market it as an event site, and the renters are responsible for bringing an event planner, renting extra equipment, etc. etc. etc.  

Look for a third party CPA, financial planner.

So as you sit and get frustrated over someone else's grammar, they're sitting on a deck, cooking a steak, slamming down a few buds and looking over tomorrows schedule in the day planner that their wife fills out.
